Method, in full

How we decide something is an infill

Everything on this site that carries the word "infill" got there through the same test, applied the same way to every MLS® record. No editorial judgement, no builder's word for it. 308 of 486 listings pass. Here is the whole method, including what it gets wrong.

What this test gets wrong

Two known failure modes, both in the direction of under-counting. A gut renovation that kept the original foundation can carry a new construction date and pass as infill when it is really a renovation. And a genuinely new house whose listing carries the original build year — which happens more often than you would think — fails and is excluded. We accept both rather than guess, because the alternative is a badge that means nothing.

The other limit is scope. This site covers the inner city from $1,000,000 up, so infill below that price is not put to this test regardless of how obviously it would qualify.
