Selling in the inner city

The first two weeks decide the price

Across every inner-city community we track, between a fifth and two-thirds of homes sell within 14 days of listing. Those are the ones priced against the sold record. The rest sit — and the average discount at the end of a long listing is bigger than the premium anyone hoped to capture at the start.

Start with the number the market has actually been paying on your street, then decide what to do with it. The estimator below applies your community's sold infill rate to your floor area. It is a yardstick, not an appraisal — lot, finish, garage, street and timing all move it, which is what the conversation with Karen is for.

If your house is a teardown, none of this applies. A pre-1960 bungalow in the inner city usually trades on lot value — frontage, zoning, and what a builder can put on the site — and floor area is close to irrelevant. Ask for the land number instead; it is usually higher.
