Karen Mangat, REALTOR® · RE/MAX House of Real Estate
Karen & Co
Karen buys the lots before the houses exist. A 1950s bungalow on a 50-foot lot in Capitol Hill or Killarney, bought for a builder at a price that comes from what the street closed at. A year later the builder hands her the two homes that replaced it to list — so buyers see them before they reach the MLS®, and anyone selling a teardown gets a builder at the table, not a retail offer. That is the whole inner-city market in one lot, and it is the only market she works.

The builder’s side of the table
Karen buys the lots builders build on and lists the homes they finish. She knows what a lot is worth to a builder and what the finished home is worth to a buyer, and she prices from both.
Pre-sold before it lists
Some of her infill is pre-sold before it ever reaches the MLS® — one of this year’s Parkdale homes sold that way. For first look at what is coming in Killarney, Parkdale, Capitol Hill and Mount Pleasant, ask.

The part nobody else can show you
The lot, then the homes that replaced it
Search any of these addresses on REALTOR.ca and you get two unrelated records — a 1940s bungalow that sold, and a new home that sold a year later. They are the same piece of ground. Karen was on both transactions, which is the only way anyone can put them side by side.
The record — verified, not claimed
Every inner-city closing since 2023
Photography and renderings are the ones each home was originally marketed with, from Karen's own listings. Checked line-by-line against the Pillar 9 MLS® record on 2 September 2026, including which side of each deal was Karen's. Sale prices appear as $100,000 bands, and only on the homes she listed — on those the vendor consented to publication. Where Karen acted for the purchaser the price is the other side's to disclose, not ours, so it is not shown at any precision.

Homes Karen listed and sold, newest first. Sale price is shown as a $100K band, where the vendor agreed. One was pre-sold after its MLS® listing was terminated — it appears in the brokerage transaction record, not in any MLS® search, and its price is as the vendor stated it.

Some of it never reaches the MLS®
Infill is often spoken for before it is listed. Karen keeps a short list of buyers who want first look at what is coming in Killarney, Parkdale, Capitol Hill and Mount Pleasant — lots and finished homes.
Selling to a builder
Your lot has two prices
A retail offer and a builder’s offer are not the same number. Karen sells to the builders she works with, and prices the land, not the house.

Working with Karen
The inner city runs on lot value, and most agents price the house
A 1948 bungalow in Capitol Hill is not a 1,000 sq ft house. It is a 50-foot lot with a building on it, and the two price completely differently. Karen works the side of the market where the land is the asset — subdivision, R-CG, frontage, and what a builder can actually put on the site. If you are buying an infill, that tells you whether the price is fair. If you are selling a teardown, it is the difference between a retail offer and a builder's offer.
