What inner-city Calgary actually sells for
Asking prices are an opinion. These are transactions. For each community: what new builds have been selling at per square foot, what existing homes sell for per foot, the median sold price, how long it took, and how many went inside two weeks — from the Pillar 9 sold record, trailing 24 months, refreshed with every run.

Mortgage
What the payment looks like
Canadian mortgages compound semi-annually, which is what this uses. The rate is yours to type in — nothing here is quoted, fetched or sent anywhere. The default price is this week's median asking price inside the inner city.
Alberta has no land transfer tax; the registration fees above are the whole provincial charge. Legal fees, title insurance, adjustments and — on a new build — 5% GST unless the listing says it is included, are extra. Below 20% down, mortgage default insurance is required and only available on homes under $1,500,000; its premium is added to the loan and not shown here. A lender's number is the real one; this is the shape of it.
Community by community
What a new build actually sold for per square foot, community by community, highest first. Old houses bought for their lot are left out of every per-foot figure — dividing a lot price by a 1950s bungalow's floor area says nothing about either.
New builds sold within two years of completion, sale price over above-grade square footage. The gap is that rate less what existing houses in the same community sold for per foot — positive where new construction carries a premium, negative where the older stock trades higher because the lot is most of the price. Communities with fewer than eight new-build sales in the window are not ranked.

The one that costs sellers money
Price it at market and you sell in three weeks. Price it high and you sell for less.
Across every community in the table, the pattern is the same: the share of homes selling inside 14 days sits between a fifth and two-thirds, and the ones that do are the ones priced against the sold record rather than against the neighbour's ask. Sale-to-list looks reassuring at 96 to 99% — but it is measured against the final asking price. A listing that starts 12% high, cuts twice and closes at 98% of the reduced number sold at about 86% of where it started, after three months of carrying costs.
Where these numbers come from
Sold figures are compiled from the Pillar 9 MLS® record — the province-wide listing pool Calgary REALTORS® work in — and reflect closed transactions, not asking prices. Live listing counts, asking prices and days on market come from the CREA Data Distribution Facility (DDF®) feed, refreshed 2026-10-16 09:37.
Two things worth stating plainly. First, the live listings on this site are the inner city from $1,000,000 up — that is the market Living Inner City covers, by choice. That line sits close to the middle of the market: across the 66 inner-city communities with enough sales to measure, the median community's median sold price is $896,225, and 43 of the 66 sit below $1,000,000 outright. So the live columns describe roughly the upper half. The sold columns cover every price, so the statistics describe the whole market and not only the half we list. Second, a community statistic is only published where the sample supports it; where a cell is blank, we did not have enough sales to say anything useful, and we would rather leave it empty than fill it.
