Calgary infill homes for sale

Every listing here passes our infill test — and we publish the test, and the reason, on every one.

… listings

What "infill" means here, and how we test it

Builders and agents use the word loosely. We apply a written test and publish the reasoning on every listing, so you can disagree with it.

  1. It has to be inside the inner city

Inside the Centre City or inner-city boundary under the definition we publish. A new house in Mahogany is a new house, not an infill.

  2. It has to be an infill housing form

Detached, semi-detached, duplex or rowhouse. Land, apartments and multi-family buildings are excluded — they are a different product.

  3. Built 2015 or later

Straight from the construction year in the MLS® record. No interpretation required.

  4. Built 2008 to 2014

Redevelopment-era construction. Most of it is infill; some is a heavy renovation with a new date attached.

  5. Older, but the remarks describe new construction

"Brand new", "to be built", "under construction", "never lived in". Language from the listing brokerage, not from us.

  6. Everything else is excluded

Including plenty of genuine infill whose record does not carry the evidence. We would rather under-count.

Questions buyers ask

What is an infill home in Calgary?
A new house built on a lot in an established community, replacing a home that has been demolished. In Calgary that means the pre-1960 inner city, where lot value has passed the value of the building standing on it.
How much does a Calgary infill cost?
Of the 308 infill listings currently in this feed, the median ask is $1,457,450. Sold rates run roughly $429 to $829 per square foot depending on community, which puts a typical 2,200 sq ft infill somewhere between $943,800 and $1,823,800.
Where are most Calgary infills being built?
By live listing count in this feed: Altadore (27), Killarney/Glengarry (26), West Hillhurst (23), Mount Pleasant (16), Winston Heights/Mountview (16), Richmond (15), South Calgary (14), North Glenmore Park (11).
Is a new infill better than an older house?
It is a different trade. New construction buys you code-current insulation, mechanicals and layout, a warranty, and usually more floor area on the same lot. An older house buys you mature trees, a lower price per square foot, and the option to renovate to your own spec. The one thing to check on a new infill is who built it and what the buried stages look like — foundation drainage, flashing and air sealing are where corners get cut invisibly.
Does this site show every infill for sale in Calgary?
No, and we will not pretend otherwise. Living Inner City covers the upper end of the inner-city market, and only what reaches the MLS® feed. Call Karen for what is not on here — most new infill is pre-sold before it lists.
